Guide to Additional Fees
Before you apply, you should reach out to the community office to understand the fees or other costs that may apply to your home purchase or rental. You can also get more information about the community's rules and regulations.
The below is not a complete list of all fees, which may vary by community and lease type. In no way should you read this list to be all-inclusive or to supersede any of the terms in your individual lease or purchase agreement.
Application and Signing Fees
- Application Processing Fee/Move-in Fee Every application requires a nonrefundable fee for each person over the age of 18 who will live in the community. This fee covers the application process, background checks, and other expenses.
- Security Deposit Security deposits are required in many communities in connection with your home and/or site lease. The deposit covers failure to pay rent, damage to the home or property beyond normal wear and tear, or other lease agreement violations. Security deposits are held by Sun for the entire duration of your residency. The deposit will be refunded to you on or after you move out, pending any deductions, and in accordance with applicable law.
Recurring Fees
- Site Rent
The listed home prices only cover the cost of the home. The price doesn't include the site rent which will need to be paid to live in the community. We encourage you to contact your Sun Homes sales representative to confirm the cost of the site rent before applying. Listed home rental rates are inclusive of the home and site rent.
- Utility and Trash Fees
In addition to your site and home rent, certain communities may require you to pay additional fees for third-party services such as sewer, water, gas, heat, electricity, or trash and recycling removal services. These fees vary by community and may be based on the community's total use or each home's individual use.
In some instances, if the community is required to handle the administration or billing for these services, we may choose to include an administrative fee.
- Cable and Internet Fees Cable and internet access is typically not included in listed site or home rent. Additional fees may apply to residents for these services. In certain communities, Sun has special arrangements with cable and internet providers, which may not allow a resident to opt-out of receiving these services and must pay the associated fees. Please be sure to check with the community you are interested in to confirm how cable and internet service is provided and billed.
- Lawn Care Fees Certain communities offer this service to residents as a convenience or as part of the site rent. Lawn care fees are generally not mandatory, if not included in site rent, unless a resident fails to maintain their site according to community rules, in which case, your lease may include that we can provide this service to you and bill you for the associated costs.
- Pet Fees Subject to applicable laws, and each community's rules and regulations, pets are generally welcome at Sun for an additional fee and security deposit.
- Short-term Rental Fees For residents that aren't ready to leave the community but aren't interested in renewing their lease, a "month-to-month" fee may be added to your rent at the expiration of your lease, until you choose to renew your lease or leave the community.
- Alternative Payment Fees Certain communities may accept other forms of payment for rent. In the event Sun chooses to accept another payment method, we may charge an additional fee for the costs associated with accepting that form of payment.
- Late Fees Payment due dates will always be set in your lease agreement. If you don't pay your rent or any other fees on time, a late fee will be added to your rental payment.
- Taxes In certain areas, you may be responsible for property taxes or government fees. These taxes and fees are not included in listed site or home rental rates.
Home Purchase Fees
- Home Preparation Fee Purchased homes are subject to an additional fee for services performed by us to prepare your home. This is to make sure your home is ready for occupancy and aligns with the community's rules and regulations.
- Taxes and Other Governmental Fees In certain states and jurisdictions, your home purchase may be subject to various taxes, depending on local laws. These may include sales taxes, property taxes, transfer taxes, vehicle registration taxes, title fees, county taxes, tag fees, private tag agency fees, and other local fees and taxes.
- Financing Costs If you're financing your home purchase with a third-party lender, you may be responsible for additional loan fees and costs. These fees and costs are determined solely by the lender and paid to the lender.
- Insurance Costs Advertised prices and rental rates do not include the cost of any homeowner's or renter's insurance policies a resident may choose to purchase.
- Other Transaction Costs Other costs or fees, such as escrow fees, legal fees or other closing fees may be applicable to your home purchase.
