As a resident we wanted to provide you with further information regarding several of the matters which were recently discussed during the on-site visit last week.

We hope this provides clarity for you about these topics.  If you have any questions or need further information, please contact us via email hurricaneian@suncommunities.com , by phone utilizing our hotline at (833) 863-1130 or by visiting your community office.

Resident-to-Resident Sales

Resident-to-resident sales will be allowed with the following stipulations in effect:

  • Applying resident must be in good standing with the resort to purchase another home.
  • New residents must comply with the 55+ requirements to live in the resort.
  • A resident cannot own more than three homes total in the resort at any time.
  • An application must be completed; however, the application fee will be waived.
  • Copies of IDs must be provided.
  • An RV Agreement and/or Prospectus must be signed.
  • The new owner acknowledges that the current rent and tax pass on is abated until March 1st, 2023. If there are no further extensions, the new owner will be liable for the current rental rate and tax pass on.
  • The new owner further agrees that if they plan to remove the home, they have up to 30 days after purchase to do so.
  • New owner needs to be given a list of what improvements are needed to bring the home into compliance with community standards (four-sided exterior improvement (resale) inspection form and unsatisfactory home inspection form) as well as bring up to Lee County code per the permitting process. Improvements must be completed within 120 days after the electric is restored.
  • The new owner must complete a site improvement plan to coincide with the four-sided exterior improvement inspection and unsatisfactory home inspection forms.
  • The new owner must obtain a new title and provide a copy to the resort office within 45 days of the home transferring ownership.
  • Existing homeowners must notify the office of this transfer by email.

Right of First Refusal on your Site

You will have the right of first refusal on your current site.  We are in the process of drawing up formal documentation stating this, which should be ready by the week of November 21st.  Those can be picked up at your community office.  Other documents you might need, including home valuations, can also be obtained at the office.

Insurance Claims Deadline Extension

As your community manager has already conveyed, the deadline for an insurance adjustor to decide on any claim on your residence has been extended to December 30, 2022.  If you have not been contacted already, please be expecting a call from a Sun representative in the coming weeks to check on the status of this process.  It is imperative from a health and safety standpoint that we have clarity on each homeowner’s intentions moving forward.  If you have not been here to see your home, we strongly encourage you to do so or designate a third party so that you can determine your next steps as soon as possible.   Sun will continue to offer the title turn in service at no cost to remove the home during this time.  This can be done in person at our offices from 9 am – 4 pm or by clicking the “Complete Form” button online.

Debris Removal

Sun Communities has contractors on site daily removing debris throughout the community. This includes complimentary removal of items you wish to discard.  Please do not leave anything outside that you may want to keep.

As a resident of Indian Creek RV Resort, we wanted to provide you with an update on the progress that has been made in your community from earlier this month.

Our contractors and engineers are nearing completion with a thorough assessment of the infrastructure in your community. This evaluation allows us to determine the proper steps that need to be taken to safely restore the essential services in your community and set a commensurate timeline for having these services accessible again. Transparently, there are still many unknowns especially as it relates to home condition interpretation by the local building department. We appreciate your patience as we all work through this process together.

To reiterate from our last communication, we are fully committed to rebuilding this wonderful community and look forward to the time when we can once again enjoy each other’s company.

INFRASTRUCTURE

Our initial assessment of the electric infrastructure has determined there are irreparable damages created by the storm to the wiring and power pedestals, which are the electrical housing units used to safely run electricity to the homes.

Unfortunately, we anticipate that the repair and replacement process will take us into mid-2023 at a minimum. Despite the current supply chain issues, we are actively working on securing the necessary equipment and contractors needed for restoration. Once some of these variables become clearer, we can provide you with a more definitive timeline. In the meantime, this means electrical power will remain off within the community for this extended period of time.

Please note, pedestals should be the only source of power for your home. If you try to power up a home on your own through a generator or other means, it can cause extensive damage to your home and the community.

Water and sewer repairs are currently underway, and we expect to be able to restore service.

RENT

Due to the estimated timeline to repair the electrical infrastructure, rent will be abated through February 2023.

HOME STATUS & REPAIR PROCESS

We need to understand the status of each of your homes. If you have homeowners’ insurance coverage for your home, please arrange for your adjustor to make a determination on any claim you wish to process before November 11, 2022. If you need additional time, please notify us.

The following are the steps required to make repairs on your home, whether it’s through a licensed and insured contractor or if you choose to do it yourself:

  1. You must obtain a home value estimate. We are working closely with the county and can supply you with supporting documentation using the average values of homes sold in the community over the last two years. This is based upon recent sales prices, make, model and year of the home, etc. Please contact your community manager, and they can provide an assessment for your home. If you do not agree with the home value we are providing, you have the option to obtain a private appraisal.  If you choose to get a private appraisal Datacomp is available to provide this service, and more information can be found on their website www.datacompusa.com
  2. If you are performing any repairs to your home, we will require a permit from Lee County, regardless of whether you hire a contractor or do it yourself. Information on how to apply for a permit can be found through Lee County Permits. Remediation/removal of damaged home materials can be completed by the homeowner without a permit.
  3. For all potential repairs, FEMA adopts a 50% rule which prohibits repairs and improvements on damaged homes exceeding 50% of their market value unless the entire residential structure is brought up to the most current building codes and flood regulations.
  4. To connect your home to the power pedestal, once electricity is restored to the community, you must present a letter from a Florida Certified Electrician stating that the home electrical has been inspected and is certified as safe to connect to our grid.

Some residents have expressed an interest in abandoning their homes. If that is of interest to you, Sun will incur costs associated with the removal of your home. To facilitate this process, we’ve set up an online portal to help. Please click the “Complete Form” button above to begin.

COMMUNITY OPERATIONS

While electricity is being restored, residents and guests are NOT permitted to occupy any residence, as this can become a safety hazard while the appropriate work is being completed. Residents and licensed contractors will continue to be allowed on the property from 9 a.m. – 4:00 p.m. As you continue the recovery process, please be mindful of some important factors:

  1. Over the next few weeks, you will see all Sun owned homes being removed from the community due to sustaining irreparable damage. Once all utilities are restored, each home will be replaced and set according to the current Lee County elevation and set requirements.
  2. All contractors coming to the property must be licensed and insured.  Upon arrival, they must check in with a Sun team member and present the appropriate identification and paperwork.  Please note that any work on a home requires a Lee County permit.  The on-site hours of 9:00 a.m. to 4:00 p.m. apply to all contractors as well.
  3. For the time being, mail delivery to the property is unavailable.  Please make sure you have completed a change of address form so that your mail can be forwarded to the physical address you wish.  We will update you as more information becomes available.
  4. If you require a referral letter stating that you have made previous rent payments, please contact our office via email at hurricaneian@suncommunities.com, by phone utilizing our hotline at (833) 863-1130 or in-person at the on-site offices.
  5. The Courtesy Center will be closing on Friday, November 11, and the items will be donated to local food pantries/homeless shelters. We will continue to have bottled water available for residents.

We are continuing to evaluate the infrastructure with our contractors and engineers, and any Lee County requirements, which will inform how we proceed with restoring your community and the timeline it takes. As we mentioned in our last communication, we will provide a more detailed update in early November.

While we have made progress since this process commenced, we realize essential services are currently unavailable.  As a result, we will be issuing a rent abatement for the month of November.

Many of you either have a prepaid plan with us or already have a credit and therefore do not need to pay rent for November. If this is the case, you should be seeing the appropriate credit to your account.

If you have any questions regarding rent or any other aspect, we will be opening on-site offices starting on Monday, October 17.

To further assist in the recovery process, Sun has established this online, password protected portal for our residents.  This page will house future updated information as it becomes available, access to FAQs, and a form for those who have expressed an interest in abandoning their home.  If this is the case, Sun will incur costs associated with the removal of your home. As a resident with a home located in Indian Creek RV Resort we wanted to provide an update with respect to the status of your community subsequent to the devastation created by Hurricane Ian. Cleanup activities have begun at all affected properties. Convoys of supplies, food, travel trailers, and trucks, have been delivered to the region, and we will continue to support our residents and team as we work through the recovery process.

We’ve had the opportunity to visit your community and speak with many of our residents impacted by the storm. I will reiterate that we are 100% committed to restoring your community.

One of the first steps in the recovery process is to evaluate the infrastructure. Hurricane Ian brought down powerlines, overloaded water systems, flooded homes and building structures and shut down our sewer lines.  We have contractors working daily to determine the impact and the steps needed in order to restore these facilities.  The condition of the infrastructure and any governmental requirements will largely determine how we proceed with restoring the community and the timeline it takes. In the spirit of being very transparent with you, we do not know that timeline yet and this could be a long process.

Second, we need to understand the status of each of your homes. It is our understanding that home habitability decisions will be made at the determination of the respective county officials in which the home is situated Lee County. If you have homeowners’ insurance coverage for your home, please arrange for your adjustor to make a determination on any claim you wish to process before November 11, 2022. If you need additional time please notify us.

For those that wish to enter the community to assess their homes and/or collect belongings, you must register with a team member on site. Please note that for security reasons, access is limited to the hours of 9:00am to 4:30pm daily, with no overnight stays.  We are also unable to accommodate mail and package deliveries at this time due to severe damage to the mail center. Please establish a mail forwarding address. Trained team members will be onsite to assist beginning on October 10, 2022. Additionally, we will have shuttles to and from local shelters to help with transportation during the posted times.

While restoration will remain a developing process for the foreseeable future, we hope to have a better idea of the steps required for restoration within the next 30 days and thus, will not be charging any residents October 2022 rent. We will communicate future rent decisions by the 15th of the prior month to rent being due. As this project progresses, the time between project updates may vary greatly, however, we have added a section on the above website for you to access updates as they are available.
