Job Description

 

Under direct guidance of the Tax Manager, responsible for preparing federal, state and local compliance filings for Sun Communities, Sun Home Services and all related entities.  Other areas of responsibilities will include fixed asset data management as related to income taxes, personal property taxes, sales and use taxes and selected other areas as requested by the Tax Manager.

 

1.     Prepare federal and state income/excise/franchise tax returns for entire Sun Family of entities including REIT filings, corporations, partnerships and limited liability companies.

 

2.     Review or maintain fixed asset lapse schedules for tax, AMT and ADS depreciation by reviewing the data input of new additions/acquisitions and disposals.

 

3.     Assist in the preparation and filing of personal property tax reports within the various applicable municipalities.  Coordinate with fixed asset personnel to assure the proper reporting of personal property.

 

4.     Research sales tax issues related to new lines of business and new states as they arise.  Communicate such research conclusions, sales tax changes, and other issues with the sales processing department.  Maintain a research file containing sales and use tax laws as they pertain to Sun.

 

5.     Prepare and file monthly and quarterly sales/use tax returns in approximately 13 states. 

 

6.     Prepare the quarterly and annual REIT audit tests to be provided to independent auditors and legal counsel.  Consult with legal counsel on changes, timing or any other issues that arise. 

 

7.     Maintain the property tax spreadsheet, property tax files, and communications with Sun's consultants regarding property tax appeals.  Handle any property tax issues as they relate to the LPP program, including research and compliance.

  • Requires basic knowledge of tax concepts in a multi-entity/multi-state structure
  • Attention to details
  • Ability to handle multiple competing high priority tasks
  • Excellent organizational and analytical skills
  • Advanced knowledge of spreadsheet applications
  • Familiarity with fixed asset and tax return software

Education

Education and Experience

Bachelors' degree with major in Accounting.  Minimum 1-2 years tax experience in public accounting or equivalent.  CPA a plus.
