Our Criteria

Sun Communities is aggressively buying quality manufactured housing and RV communities throughout the United States. Our acquisition criteria follow:

  • Manufactured housing & RV Communities with a minimum of 200 home sites located near metropolitan areas with population of at least 100,000
  • Land/lease communities (no rental homes)
  • Family or 55+ communities
  • Manufactured housing site sizes of 50’ x 100’ or greater
  • RV communities with 50% or greater annual leases
  • Local market areas with vacancy of less than 10%
  • Minimum rent growth potential of 5% per annum
  • Public utilities preferred
  • Expansion potential

Tax Deferrals

Community owners facing significant tax liability following the sale of their communities may realize substantial benefits by receiving Sun Communities Operating Partnership (OP) Units. We have acquired well over a quarter-billion dollars of communities utilizing OP units. This structure enables sellers to defer tax liability, while at the same time, allowing them to maintain an ownership position in an established NYSE company.

Sun’s credibility and track-record are among the strongest in the nation, making OP Unit ownership an attractive option that provides both tax deferred advantages and significant investment value.
